There are instances wherein a family needs to move, perhaps because of a new job for the breadwinners of the family, or other personal matters. A move sometimes entails the need to put up the family’s house for sale. In these instances, an open house is a great way to invite potential property buyers.

Plan and Prepare

Before anything else, it helps to have a plan drafted out. I always make sure that my plan will include a reasonable timeline. Usually, an open house occurs within the first couple of weeks that the property is listed for sale. Open houses typically speeds up the process of selling real estate properties. I personally would rather sell my house fast through an open house, than to go through the tedious process of costly repairs. But if repairs are necessary, then it is best that these are done before the open house. If there is no opportunity to do so, I make it a point to be prepared to explain the additional work that needs to be done to potential buyers. Preparing the premises of the property to be visually engaging for the open house is also mandatory. I like to let in light into my home by opening up the drapes and curtains to create an inviting atmosphere. Serving refreshments or even playing soft music also helps. I also hang up photos on a bulletin board of how my house looks like in different seasons. This will help potential buyers visualize the house in different seasons.

Advertise

If the property is listed through an agent, then chances are they will handle the marketing and advertisements. But in any case, there are several things that can be done to help spread the word that a property is up for sale. Social media is a great platform to advertise, simply by posting that a house is listed on the market. On the day of the open house, signs can be put up  in the neighborhood that will lead potential buyers to the property. Flyers, pamphlets, and brochures that contain quality photos of the unique features of the home, with information pertaining to financing options, can also be distributed and given out.

Socialize

Apart from preparing the property, I do prepare myself, ready to greet the visitors with a cheerful attitude. I talk with them and ask them for their preferences, and why our home is possibly the perfect choice for them. It is through socializing and interacting with potential buyers that I get feedback regarding their impression of my property. In case there are no offers immediately after the open house, at the very least, I will have an idea of what typical buyers are looking for and make the necessary home improvements.

 

 

Selling a property may be because of various reasons. It can be that a family needs to move, or the mortgage payments are no longer sustainable. In any of these cases, the process of putting the property up front for sale has already been seamless. Thanks to the advancements in technology, most processes are already streamlined to be effortless, even in real estate.
