In order to successfully sell your home and receive the price that your property deserves, its essential that you present it in the best possible light to potential buyers. You may need to spend some time and money preparing your property for sale, but this will pay dividends when it comes to having viewings.

The Exterior of Your Home

The first thing that potential buyers will see is the outside of your property, so its definitely worth spending a little more time perfecting the front garden and driveway. Start by standing in front of your property and put yourself into the mind-set of a buyer. Does the house appear well-cared for and inviting? If not, you have some work to do. A fresh coat of paint on the front door and outside window frames can work wonders. Make sure that your house name or number is easily visible and in good condition. If you have a front garden, the grass and bushes should be neatly trimmed and its also a good idea to add some hanging baskets or potted plants to make the property look more homely and welcoming.

De-Clutter and Depersonalise

Before you open your home for viewings, you need to make sure that potential buyers will be able to imagine themselves living in the property. You can do this by cutting down on the personal items and artefacts present in your home. Remove family photographs, children’s toys and ornaments, as these can distract buyers from seeing the property as a place with the potential to become their home. Clutter is another distracting influence and will prevent your home from looking its best. Most properties show better with less furniture, as this makes the space seem larger, so consider putting some unnecessary pieces in storage during the viewing stages. Take the sale of your home as an opportunity to clear out unwanted items and donate as much as you can to charity. Otherwise, books and ornaments should be stored away in boxes.

Clean and Make Necessary Repairs

When potential buyers are viewing your property, you don’t want to give them the impression that the house is a project to be taken on, or that it will require fixing up. This will put off many buyers and result in lower offers. Make sure that all minor repairs have been completed before viewings commence, and this includes replacing cracked floor tiles and patching holes in the wall. If you want to make sure that rooms are well-lit, you may wish to consider switching to LED bulbs, available from retailers like Bright Lightz. All drawers and cupboards should open easily, without sticking, and its important to make sure that all faucets are working correctly. A dripping tap may be off-putting to viewers.

A clean, fresh-smelling house will attract high-quality buyers, so spend some time making your property sparkle. It may be a good idea to splash out on hiring a professional carpet cleaning service. All windows and floors should be washed, with clean towels available in the bathrooms and clean sheets on the beds. Its the small, homely touches that will really sell your property to interested buyers.
