And there is a\u00a0likelihood of voids\u00a0and arrears and in low-value properties, you are unlikely to be getting capital growth.&#8221;<\/p>\n<p style=\"padding-left: 30px;\">&#8220;Alternatively, you can look at\u00a0where there\u00a0is high demand \u2013 for example along the Crossrail\u00a0route\u00a0in <a class=\"wl-entity-page-link\"  href=\"https:\/\/www.thehouseshop.com\/property-blog\/london\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/london;http:\/\/sws.geonames.org\/2643743\/;http:\/\/rdf.freebase.com\/ns\/m.04jpl;http:\/\/yago-knowledge.org\/resource\/London;http:\/\/dbpedia.org\/resource\/London\" >London<\/a>, where values in recent years have been rising relative to other areas. Then\u00a0you might look at the threats. Regulation is one, the increasing prevalence of licensing and the costs involved. In some\u00a0areas, councils are charging\u00a0\u00a31,000+ per\u00a0property which, from a landlord\u2019s point of view is dead money.&#8221;<\/p>\n<p style=\"padding-left: 30px;\">&#8220;The biggest impact of the ex-chancellor&#8217;s budget will be\u00a0the tax on turnover rather than\u00a0profit \u2013\u00a0and this\u00a0depends on the landlord&#8217;s level\u00a0of borrowing. Investing in property and being a landlord\u00a0was never\u00a0going to be\u00a0a short-term investment \u2013 you have to be robust in terms of investment and the way\u00a0you manage your property.\u00a0The bottom line is buy-to-let\u00a0may still be a profitable business,\u00a0subject to whatever the new government may throw at us and you do your homework.
