Kits<\/span><\/a><\/p>\n<h2><span style=\"font-weight: 400;\">Basic planning rules<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">If you want to build a detached garage, then you won\u2019t need <a class=\"wl-entity-page-link\"  href=\"https:\/\/www.thehouseshop.com\/property-blog\/planning-permission\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/planning_permission;http:\/\/rdf.freebase.com\/ns\/m.01zn89;http:\/\/dbpedia.org\/resource\/Planning_permission\" >planning permission<\/a> as long as you comply with all of the following rules:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Surface area less than 30 square metres<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Be at least one metre away from the <a class=\"wl-entity-page-link\" title=\"houses\" oak frame garage<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">This means that in most cases, you don\u2019t need planning permission in order to add a garage to your property. \u00a0However, that doesn\u2019t mean you can go mad and add whatever you want as there are some limits as to what you can do.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Limits to permitted development<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">These regulations come under what is known as Permitted Development or PD but there are some things that limit the project. \u00a0For example, no outbuilding such as a garage can be on <a class=\"wl-entity-page-link\"  href=\"https:\/\/www.thehouseshop.com\/property-blog\/land\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/land;http:\/\/dbpedia.org\/resource\/Land\" >land<\/a> forward of a wall that forms the principal elevation \u2013 this means the main outside wall of your house.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Garages need to be a single storey high and can\u2019t be over 2.5 metres or an overall height of four metres for a dual pitched roof. \u00a0That 2.5 metres must be at least two metres away from the boundary of the property.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">When you are looking at the size and design of the outbuilding, you need to remember that no more than half of the area of <a class=\"wl-entity-page-link\" title=\"Land (economics)\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/land-economics\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/land_economics;http:\/\/rdf.freebase.com\/ns\/m.01238b;http:\/\/yago-knowledge.org\/resource\/Land_(economics);http:\/\/dbpedia.org\/resource\/Land_(economics)\" >land<\/a> around the house can be used for outbuildings including garages. \u00a0You also need to avoid those verandas, <a class=\"wl-entity-page-link\" title=\"Balcony\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/balcony\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/balcony;http:\/\/rdf.freebase.com\/ns\/m.01748f;http:\/\/dbpedia.org\/resource\/Balcony\" >balconies<\/a> or raised platforms in the design and keep it simple.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">There are also some further restrictions on areas such as within Areas of Outstanding Natural Beauty, National Parks, World Heritage Sites and also if the property is <a class=\"wl-entity-page-link\" title=\"Listed building\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/listed-building\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/listed_building;http:\/\/rdf.freebase.com\/ns\/m.01cq1t;http:\/\/yago-knowledge.org\/resource\/Listed_building;http:\/\/dbpedia.org\/resource\/Listed_building\" >listed<\/a>.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Converting the garage<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">If you already have a garage and want to change the <a class=\"wl-entity-page-link\" title=\"Use (law)\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/use-law\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/use_law;http:\/\/rdf.freebase.com\/ns\/m.05r4j5;http:\/\/dbpedia.org\/resource\/Use_(law)\" >use<\/a> of it, then there are some rules that apply all, check for damp, you may need to get a <\/span><a href=\"https:\/\/www.tapcohomedry.com\/typical-damp-proofing-tanking-report-contain\/\"><span style=\"font-weight: 400;\">damp proofing report<\/span><\/a><span style=\"font-weight: 400;\"> first, if there are any signs of damp.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">You do need to have ventilation and that means a window of at least 450mm x 450mm that is located at least 110mm above the <a class=\"wl-entity-page-link\"  href=\"https:\/\/www.thehouseshop.com\/property-blog\/floor\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/floor;http:\/\/rdf.freebase.com\/ns\/m.0l7_8;http:\/\/dbpedia.org\/resource\/Floor\" >floor<\/a>. \u00a0This helps to prevent damp and also to offer an alternative escape route in the event of a fire. \u00a0If you are unsure about where to locate it due to structural concerns, work with a builder or structural engineer.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">You will also want to consider thermal heat loss \u2013 this means adding wall, roof or floor insulation to conform to the latest efficiency standards. \u00a0The exterior of the property must remain the same as before and there might be extra rules if your property is listed. \u00a0In some busy inner-city areas, you might be turned down the right to <a href=\"https:\/\/brightbuilders.com\/general-contractor-los-angeles\/garage-conversion\/\">convert a garage<\/a> if there isn\u2019t enough on-street parking and you have a
