On first play it seems quite straightforward and full of good advice. However on second play I can see that whoever put this together is sticking with the old traditional advice about selling a home. I would like to challenge some key advice from the video and here is why<br \/>\n<span style=\"font-size: medium;\"><b><br \/>\n<\/b><\/span><\/p>\n<h2><span style=\"font-size: small;\"><b><span style=\"font-size: medium;\">5 Bad House Selling Advice From The Telegraph Video<\/span><br \/>\n<\/b><\/span><\/h2>\n<p><span style=\"font-size: small;\">The video states:<\/span><\/p>\n<p><i>1.) When selling your home choosing the right <a class=\"wl-entity-page-link\" title=\"Estate (law)\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/estate-law\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/estate_law;http:\/\/rdf.freebase.com\/ns\/m.038t85;http:\/\/dbpedia.org\/resource\/Estate_(law)\" >estate<\/a> agents is essential&#8221;<\/i> .<\/p>\n<p>In today&#8217;s <a class=\"wl-entity-page-link\" title=\"Real estate economics\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/real-estate-economics\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/real_estate_economics;http:\/\/rdf.freebase.com\/ns\/m.04t2q1;http:\/\/dbpedia.org\/resource\/Real_estate_economics\" >housing market<\/a> homeowners have options on how they want to sell their homes. This tactic will serve to waste your time and for the winning agent to later ask you to reduce your <a class=\"wl-entity-page-link\" title=\"homes\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/home\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/home;http:\/\/rdf.freebase.com\/ns\/m.01l0mw;http:\/\/dbpedia.org\/resource\/Home\" >home<\/a> selling prices.<br \/>\n<i><br \/>\n3.) &#8220;Re viewings be flexible about timing even if its inconvenient to you<\/i>&#8221;<\/p>\n<p>Hold on what are vendors paying thousands of pounds for ? agents that arrange viewing should be on hand to show potential buyers around if not why are you paying up to 2% of the selling price?<\/p>\n<p>4.) <i>Offer the agent an extra half a percent if the house exchanges in 6 weeks<\/i><\/p>\n<p>This advice would literally cost you thousands in extra <a href=\"https:\/\/www.thehouseshop.com\/compare-estate-agents\" title=\"estate agent fees\">estate agent fees<\/a> boosting the agents income up to a possible 2.5% of the selling price plus VAT. This would mean fees in <a class=\"wl-entity-page-link\"  href=\"https:\/\/www.thehouseshop.com\/property-blog\/london\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/london;http:\/\/sws.geonames.org\/2643743\/;http:\/\/rdf.freebase.com\/ns\/m.04jpl;http:\/\/yago-knowledge.org\/resource\/London;http:\/\/dbpedia.org\/resource\/London\" >London<\/a> on average house price of \u00a3409,000 of \u00a310,225 +VAT. Agents should not need bribing with extra money to help sell your home. This identifies the fact that most agents will apply a blanket market strategy to every home no matter its difficulties or how easy it is to sell.<\/p>\n<p><i>5. Never give an agent 12 week contract<\/i><\/p>\n<p>Essentially great advice but no mention of the agents agreement.You should never sign a contract that does not allow you to sell the home yourself. Sole Selling Agency agreements stop people selling a home themselves and should not be accepted.
