Although the property market is cooling down, which might be beneficial for the slowly recovering economy and the <a class=\"wl-entity-page-link\" title=\"Real estate economics\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/real-estate-economics\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/real_estate_economics;http:\/\/rdf.freebase.com\/ns\/m.04t2q1;http:\/\/dbpedia.org\/resource\/Real_estate_economics\" >housing market<\/a> in the long <a class=\"wl-entity-page-link\" title=\"Contractual term\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/contractual-term\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/contractual_term;http:\/\/yago-knowledge.org\/resource\/Contractual_term;http:\/\/rdf.freebase.com\/ns\/m.02rfhkx;http:\/\/dbpedia.org\/resource\/Contractual_term\" >term<\/a>, the now rising interest rates and additional cap, instigated by Mark Carney, limiting bank lending for property to no more than X 4.5 the buyer&#8217;s income, further raises the financial bar that prospective <a class=\"wl-entity-page-link\" title=\"Housing estate\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/housing-estate\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/housing_estate;http:\/\/rdf.freebase.com\/ns\/m.01rtvp;http:\/\/dbpedia.org\/resource\/Housing_estate\" >home<\/a>-owners need to achieve before they can even consider putting down a deposit.<\/span><\/p>\n<p class=\"western\" style=\"margin-bottom: 0cm;\" align=\"JUSTIFY\"><span style=\"font-family: Cambria, serif;\">A further hurdle for would-be home-owners is the current sluggish job market, and for the vast majority of recent graduates work is often short term, or requires them to move frequently, meaning that the difficulties they would face in order to secure a house, are not worth the effort compared to the relative ease of renting. Additionally, for most young buyers with either debt from student loans, car finance or just living costs, coupled with the money they are paying out in letting fees, that X 4.5 worth of income gets smaller with each passing second, pushing them further and further away from the reality of ever owning their own home. <\/span><\/p>\n<p class=\"western\" style=\"margin-bottom: 0cm;\" align=\"JUSTIFY\"><span style=\"font-family: Cambria, serif;\">\u00a0<\/span><span style=\"font-family: Cambria, serif;\">So is it better to rent or buy?
