The main concern here is that these <a class=\"wl-entity-page-link\" title=\"Home\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/home\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/home;http:\/\/rdf.freebase.com\/ns\/m.01l0mw;http:\/\/dbpedia.org\/resource\/Home\" >homes<\/a> are far from \u2018affordable\u2019 for the vast majority of ordinary Londoners. After investigating the issue further, we discovered that this is not an isolated incident, and &#8216;affordable&#8217; <a class=\"wl-entity-page-link\" title=\"Renting\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/renting\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/renting;http:\/\/rdf.freebase.com\/ns\/m.01y857;http:\/\/dbpedia.org\/resource\/Renting\" >rents<\/a> across the capital are increasingly out of reach for hard-working tenants. <\/span><\/span><\/p>\n<p class=\"western\" style=\"margin: 0cm 0cm 0.0001pt; background-image: initial; background-attachment: initial; background-size: initial; background-origin: initial; background-clip: initial; background-position: initial; background-repeat: initial;\"><span style=\"font-family: Calibri, sans-serif;\"><span style=\"font-size: medium;\">\u00a0<\/span><\/span><\/p>\n<p class=\"western\" style=\"margin: 0cm 0cm 0.0001pt; background-image: initial; background-attachment: initial; background-size: initial; background-origin: initial; background-clip: initial; background-position: initial; background-repeat: initial;\"><span style=\"font-family: Calibri, sans-serif;\"><span style=\"font-size: medium;\">We spoke to Joannie Andrews, Chair of the Ex-Crown Residents\u2019 Association, in an attempt to discover the effect that these \u2018affordable\u2019 rents are having on the lives of normal residents and <a class=\"wl-entity-page-link\" title=\"tenant\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/leasehold-estate\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/leasehold_estate;http:\/\/rdf.freebase.com\/ns\/m.03jg1x;http:\/\/dbpedia.org\/resource\/Leasehold_estate\" >tenants<\/a>. Residents\u2019 representatives are now seeing cases of working families cutting back on essentials, or having to visit food banks in order to pay the rents charged by this apparently philanthropic organisation.\u201d <\/span><\/span><\/p>\n<p class=\"western\" style=\"margin: 0cm 0cm 0.0001pt; background-image: initial; background-attachment: initial; background-size: initial; background-origin: initial; background-clip: initial; background-position: initial; background-repeat: initial;\"><span style=\"font-family: 'Calibri','sans-serif'; mso-ascii-theme-font: minor-latin; mso-hansi-theme-font: minor-latin; color: #222222;\"><span style=\"font-size: medium;\">\u00a0<\/span><\/span><\/p>\n<p class=\"western\" style=\"margin: 0cm 0cm 0.0001pt; background-image: initial; background-attachment: initial; background-size: initial; background-origin: initial; background-clip: initial; background-position: initial; background-repeat: initial;\"><span style=\"font-family: 'Calibri','sans-serif'; mso-ascii-theme-font: minor-latin; mso-hansi-theme-font: minor-latin; color: #222222;\"><span style=\"font-size: medium;\">The \u2018philanthropic organisation\u2019 that Ms Andrews refers to, is the housing charity Peabody, who claim that their sole purpose is to \u201cameliorate the condition of the poor and needy\u201d. However this is the self-same organisation that are imposing rent hikes that have seen some households\u2019 \u00a0monthly rent increase by as much as 36% over the past 3 years. <\/span><\/span><\/p>\n<p class=\"western\" style=\"margin: 0cm 0cm 0.0001pt; background-image: initial; background-attachment: initial; background-size: initial; background-origin: initial; background-clip: initial; background-position: initial; background-repeat: initial;\"><span style=\"font-family: 'Calibri','sans-serif'; mso-ascii-theme-font: minor-latin; mso-hansi-theme-font: minor-latin; color: #222222;\"><span style=\"font-size: medium;\">\u00a0<\/span><\/span><\/p>\n<p class=\"western\" style=\"margin: 0cm 0cm 0.0001pt; background-image: initial; background-attachment: initial; background-size: initial; background-origin: initial; background-clip: initial; background-position: initial; background-repeat: initial;\"><span style=\"font-family: Calibri, sans-serif;\"><span style=\"font-size: medium;\">After a hard fought campaign by residents in East London, including Ms Andrews, 1500 homes in the area were prevented from falling into the hands of private developers and a promise was secured from Peabody&#8217;s chief executive, Steve Howlett, that they were \u201cabsolutely committed to keeping these homes affordable\u201d. However, with a modest two-bedroom flat now costing up to \u00a31470 per month, the Residents\u2019 Association are now calling for Peabody (who recently reported a \u00a3291 million surplus) to \u201cscrap this ludicrous rent model and honour its commitments to us and its founding principles\u201d. <\/span><\/span><\/p>\n<p class=\"western\" style=\"margin: 0cm 0cm 0.0001pt; background-image: initial; background-attachment: initial; background-size: initial; background-origin: initial; background-clip: initial; background-position: initial; background-repeat: initial;\"><span style=\"font-family: Calibri, sans-serif;\"><span style=\"font-size: medium;\">\u00a0<\/span><\/span><\/p>\n<p class=\"western\" style=\"margin: 0cm 0cm 0.0001pt; background-image: initial; background-attachment: initial; background-size: initial; background-origin: initial; background-clip: initial; background-position: initial; background-repeat: initial;\"><span style=\"font-family: Calibri, sans-serif;\"><span style=\"font-size: medium;\">The similarities between the case above and the Mount Pleasant development approved by Boris Johnson are striking. These \u2018affordable\u2019 homes are expected to cost \u00a31170 per month for a 1 bed flat, \u00a31690 per month for a 2 bed flat, and a family living in a 4 bed <a class=\"wl-entity-page-link\"  href=\"https:\/\/www.thehouseshop.com\/property-blog\/property\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/property;http:\/\/rdf.freebase.com\/ns\/m.05wrt;http:\/\/dbpedia.org\/resource\/Property\" >property<\/a> could expect to pay as much as \u00a3660 per week, making them the \u201chighest ever seen in affordable housing\u201d. The typical definition of \u2018affordable rent\u2019 is that total housing costs should be no more than 1\/3 of income \u2013 this would mean tenants would need an annual income of almost \u00a3100,000 to afford Boris&#8217; new homes.<\/span><\/span><\/p>\n<p class=\"western\" style=\"margin: 0cm 0cm 0.0001pt; background-image: initial; background-attachment: initial; background-size: initial; background-origin: initial; background-clip: initial; background-position: initial; background-repeat: initial;\"><span style=\"font-family: Calibri, sans-serif;\"><span style=\"font-size: medium;\">\u00a0<\/span><\/span><\/p>\n<p class=\"western\" style=\"margin: 0cm 0cm 0.0001pt; background-image: initial; background-attachment: initial; background-size: initial; background-origin: initial; background-clip: initial; background-position: initial; background-repeat: initial;\"><span style=\"font-family: Calibri, sans-serif;\"><span style=\"font-size: medium;\">\u00a0<\/span><\/span><\/p>\n<p class=\"western\" style=\"margin: 0cm 0cm 0.0001pt; background-image: initial; background-attachment: initial; background-size: initial; background-origin: initial; background-clip: initial; background-position: initial; background-repeat: initial;\"><span style=\"font-family: Calibri, sans-serif;\"><span style=\"font-size: medium;\">As a comparison, a one-bed <a class=\"wl-entity-page-link\" title=\"Council house\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/council-house\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/council_house;http:\/\/rdf.freebase.com\/ns\/m.01llhc;http:\/\/yago-knowledge.org\/resource\/Council_house;http:\/\/dbpedia.org\/resource\/Council_house\" >Council flat<\/a> near the Mount Pleasant site would cost no more than \u00a3175 per week and the Council argue that adding \u00a3100 to that amount and \u201cstill calling it affordable is ridiculous\u201d. It has been said that if the proposed <a class=\"wl-entity-page-link\" title=\"Real estate development\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/real-estate-development\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/real_estate_development;http:\/\/rdf.freebase.com\/ns\/m.028sdw;http:\/\/dbpedia.org\/resource\/Real_estate_development\" >development<\/a> goes ahead, it would \u201chand RMG shareholders an unwarranted \u00a330m windfall at the expense of affordable housing for ordinary Londoners\u201d. <\/span><\/span><\/p>\n<p class=\"western\" style=\"margin: 0cm 0cm 0.0001pt; background-image: initial; background-attachment: initial; background-size: initial; background-origin: initial; background-clip: initial; background-position: initial; background-repeat: initial;\"><span style=\"font-family: Calibri, sans-serif;\"><span style=\"font-size: medium;\">\u00a0<\/span><\/span><\/p>\n<p class=\"western\" style=\"margin: 0cm 0cm 0.0001pt; background-image: initial; background-attachment: initial; background-size: initial; background-origin: initial; background-clip: initial; background-position: initial; background-repeat: initial;\"><span style=\"font-family: Calibri, sans-serif;\"><span style=\"font-size: medium;\">\u00a0<\/span><\/span><\/p>\n<p class=\"western\" style=\"margin: 0cm 0cm 0.0001pt; background-image: initial; background-attachment: initial; background-size: initial; background-origin: initial; background-clip: initial; background-position: initial; background-repeat: initial;\"><span style=\"font-family: Calibri, sans-serif;\"><span style=\"font-size: medium;\">Both of the above cases paint a worrying picture for the future of affordable housing in London, as tenants are already struggling to cope as evidenced by Ms Andrews\u2019 testimony. There is a genuine and urgent need for more and better affordable housing in the country\u2019s capital, and it is important that the government and the Mayor\u2019s Office are working with developers and local Councils to find a solution to the problem. It will not be an easy task, but more must be done to avoid an impending affordable <a class=\"wl-entity-page-link\" title=\"Housing estate\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/housing-estate\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/housing_estate;http:\/\/rdf.freebase.com\/ns\/m.01rtvp;http:\/\/dbpedia.org\/resource\/Housing_estate\" >homes<\/a>
