Lines are being blurred at this end of the market, as <a class=\"wl-entity-page-link\" title=\"homes\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/home\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/home;http:\/\/rdf.freebase.com\/ns\/m.01l0mw;http:\/\/dbpedia.org\/resource\/Home\" >home<\/a>-owners wanting to \u2018sell their own home\u2019 are increasingly being sold an online agency package to by-pass the portal\u2019s ban on <a href=\"http:\/\/privatehousesales.co.uk\/how-to-sell-your-house-privately\/\">private listings.<\/a><\/div>\n<div>\n<p class=\"MsoNormal\"><span style=\"font-size: medium;\">\u00a0<\/span><\/p>\n<p class=\"MsoNormal\"><span style=\"font-size: medium;\">As with so many other industries, advances in technology and the scope of digital business have opened a host of new avenues, not only to <a href=\"http:\/\/privatehousesales.co.uk\/5-things-to-do-before-listing-your-property-forsale-privately\/\">private sellers<\/a>, but to <a class=\"wl-entity-page-link\" title=\"Estate (law)\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/estate-law\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/estate_law;http:\/\/rdf.freebase.com\/ns\/m.038t85;http:\/\/dbpedia.org\/resource\/Estate_(law)\" >estate<\/a> agents as well.<\/span><\/p>\n<p class=\"MsoNormal\"><span style=\"font-size: medium;\">\u00a0<\/span><\/p>\n<p class=\"MsoNormal\"><span style=\"font-size: medium;\">You would assume that private sellers would benefit the most from innovative new ways to market a <a class=\"wl-entity-page-link\"  href=\"https:\/\/www.thehouseshop.com\/property-blog\/property\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/property;http:\/\/rdf.freebase.com\/ns\/m.05wrt;http:\/\/dbpedia.org\/resource\/Property\" >property<\/a> online, as it dramatically increases the scope and reach of their marketing efforts. However, this was not the case, as the digital dominance of the leading portals expanded ever further, sellers considering a private sale were increasingly put off by the inability to list on these key platforms. <\/span><\/p>\n<p class=\"MsoNormal\"><span style=\"font-size: medium;\">\u00a0<\/span><\/p>\n<p class=\"MsoNormal\"><span style=\"font-size: medium;\">Major portal\u2019s refusal to accept <a href=\"http:\/\/privatehousesales.co.uk\/privately-selling-is-it-worth-it\/\">private listings<\/a> hinges on the fact that their business model relies on charging the agent representing the property, and not the seller. Partly because of this, the relationship between leading portals and private sales providers has been frosty at best, and confrontational at worst.<\/span><\/p>\n<p class=\"MsoNormal\"><span style=\"font-size: medium;\">\u00a0<\/span><\/p>\n<p class=\"MsoNormal\"><span style=\"font-size: medium;\">So as a <a href=\"http:\/\/privatehousesales.co.uk\/how-to-sell-your-house-privately\/\">private seller<\/a> in today\u2019s market, wanting to avoid the involvement of an <a class=\"wl-entity-page-link\"  href=\"https:\/\/www.thehouseshop.com\/property-blog\/estate-agent\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/estate_agent;http:\/\/rdf.freebase.com\/ns\/m.02dzpr;http:\/\/dbpedia.org\/resource\/Estate_agent\" >estate agent<\/a>, but still secure a listing on arguably the most valuable property platforms available, what does one do?&#8230;.<\/span><\/p>\n<p class=\"MsoNormal\"><span style=\"font-size: medium;\">\u00a0<\/span><\/p>\n<p class=\"MsoNormal\"><span style=\"font-size: medium;\">Enter the <a href=\"http:\/\/privatehousesales.co.uk\/how-to-sell-your-house-privately\/\">Online Estate Agents<\/a>\u00a0\u2013 facilitating a listing on the leading portals, without involvement of a traditional agent.<\/span><\/p>\n<p class=\"MsoNormal\"><span style=\"font-size: medium;\">\u00a0<\/span><\/p>\n<p class=\"MsoNormal\"><span style=\"font-size: medium;\">OEAs supposedly represented a middle ground between the all singing all dancing high-street service at one end, and the DIY, pure, private sales approach at the other. However, in reality, a number of these online agents offer little more by way of service and support than a typical pure private sales website. The House Shop for example offer much the same services you would expect from an OEA \u2013 EPCs, <a class=\"wl-entity-page-link\" title=\"Floor plan\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/floor-plan\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/floor_plan;http:\/\/rdf.freebase.com\/ns\/m.02sp3v;http:\/\/dbpedia.org\/resource\/Floor_plan\" >floor plans<\/a>, viewing arrangements, descriptions, photography, advice etc. \u2013 with the exception of the ill-defined \u2018sales progression\u2019.<\/span><\/p>\n<p class=\"MsoNormal\"><span style=\"font-size: medium;\">So what really is the difference between some <a href=\"http:\/\/privatehousesales.co.uk\/how-to-sell-your-house-privately\/\">online estate agency<\/a>\u00a0sites and private sales sites? The answer is very simple. One will secure you a listing on the leading portals. The other will not. <\/span><\/p>\n<p class=\"MsoNormal\"><span style=\"font-size: medium;\">\u00a0<\/span><\/p>\n<p class=\"MsoNormal\"><span style=\"font-size: medium;\">Would it be fair to call <a class=\"wl-entity-page-link\" title=\"Home insurance\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/home-insurance\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/home_insurance;http:\/\/rdf.freebase.com\/ns\/m.0313mp;http:\/\/yago-knowledge.org\/resource\/Home_insurance;http:\/\/dbpedia.org\/resource\/Home_insurance\" >homeowners<\/a> selling through an online agent \u2018private sellers\u2019? <\/span><\/p>\n<p class=\"MsoNormal\"><span style=\"font-size: medium;\">\u00a0<\/span><\/p>\n<p class=\"MsoNormal\"><span style=\"font-size: medium;\">It could be argued that if the leading portals accepted listings from private sellers, the private sales market in the UK would expand dramatically. Currently private sales account for a tiny proportion of the market, but if you included all sales made through an online agent into the same bracket, we would reach numbers comparable to larger foreign markets. <\/span><\/p>\n<p class=\"MsoNormal\"><span style=\"font-size: medium;\">\u00a0<\/span><\/p>\n<p class=\"MsoNormal\"><span style=\"font-size: medium;\">There is clearly demand from consumers to explore digital alternatives, as demonstrated by the sudden influx of press coverage focusing on \u2018selling online\u2019 and \u2018selling your own home\u2019. However \u2018selling your own home\u2019 now appears to mean listing with an online agent. In some cases the <a href=\"http:\/\/privatehousesales.co.uk\/how-to-sell-your-house-privately\/\">online estate agency<\/a>\u00a0has become the acceptable face of private sales, offering an FSBO service in all but name. <\/span><\/p>\n<p class=\"MsoNormal\"><span style=\"font-size: medium;\">\u00a0<\/span><\/p>\n<p class=\"MsoNormal\"><span style=\"font-size: medium;\">Demand for the much maligned private sales approach is out there \u2013 and a number of online agents are increasingly advertising themselves online under \u2018private sales\u2019 <a class=\"wl-entity-page-link\" title=\"term\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/contractual-term\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/contractual_term;http:\/\/yago-knowledge.org\/resource\/Contractual_term;http:\/\/rdf.freebase.com\/ns\/m.02rfhkx;http:\/\/dbpedia.org\/resource\/Contractual_term\" >terms<\/a> in search engines.
