Well, contrasting reports from Kate Faulkner at <a href=\"http:\/\/www.designsonproperty.co.uk\">Designs on Property<\/a>\u00a0and Matthias Holzhey at UBS suggest there is both confidence and doubt over the capitals rising property levels.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Faulkner produced a <a href=\"http:\/\/www.propertychecklists.co.uk\/articles\/housing-bubble\">report<\/a> last week showing that\u00a0<\/span><i><span style=\"font-weight: 400;\">\u201cat least 11 out of 32 London boroughs were now seeing prices rising at a lower <a class=\"wl-entity-page-link\" title=\"rates\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/rates-tax\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/rates_tax;http:\/\/rdf.freebase.com\/ns\/m.03hnzm;http:\/\/yago-knowledge.org\/resource\/Rates_(tax);http:\/\/dbpedia.org\/resource\/Rates_(tax)\" >rate<\/a> than their average long <a class=\"wl-entity-page-link\" title=\"Contractual term\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/contractual-term\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/contractual_term;http:\/\/yago-knowledge.org\/resource\/Contractual_term;http:\/\/rdf.freebase.com\/ns\/m.02rfhkx;http:\/\/dbpedia.org\/resource\/Contractual_term\" >term<\/a> annual rate (6% to 10%)\u201d<\/span><\/i><span style=\"font-weight: 400;\">. In simpler terms, this means that <a class=\"wl-entity-page-link\" title=\"House price index\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/house-price-index\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/house_price_index;http:\/\/yago-knowledge.org\/resource\/House_price_index;http:\/\/rdf.freebase.com\/ns\/m.0gn3x3;http:\/\/dbpedia.org\/resource\/House_price_index\" >house prices<\/a> have been steadily increasing in the capital. It is no surprise that prices in London have been rising, as an influx of foreign investment coupled with domestic demand and\u00a0<\/span><a href=\"http:\/\/www.bbc.co.uk\/news\/business-34692382\"><span style=\"font-weight: 400;\">the potential increase of the London living wage to \u00a39.15<\/span><\/a><span style=\"font-weight: 400;\">, all makes London a very attractive prospect. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">No particular area of London is experiencing a booming increase in property prices, with Enfield in the north and Sutton in the south both seeing average house prices of a reasonable \u00a3300k to \u00a3400k. This isn\u2019t a far cry from the UK average <a class=\"wl-entity-page-link\" title=\"houses\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/house\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/house;http:\/\/rdf.freebase.com\/ns\/m.03jm5;http:\/\/dbpedia.org\/resource\/House\" >house<\/a> price,\u00a0<\/span><a href=\"http:\/\/www.channel4.com\/news\/average-uk-house-prices-soars-to-above-204-000\"><span style=\"font-weight: 400;\">set approximately at \u00a3204k<\/span><\/a><span style=\"font-weight: 400;\">. Faulkner\u2019s research ultimately shows that house prices in London are not rapidly increasing as is feared by some publications, instead they are steadily inclining as a result of increasing investment and <a class=\"wl-entity-page-link\" title=\"Affordable housing\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/affordable-housing\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/affordable_housing;http:\/\/rdf.freebase.com\/ns\/m.09jvc1;http:\/\/dbpedia.org\/resource\/Affordable_housing\" >affordable<\/a> interest rates. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">However, Faulkner&#8217;s view of a steady and sustainable increase in the capital is not held by everyone. Holzhey at UBS has suggested that the majority of the world\u2019s cities are hugely overvalued, with London leading the race as the first city to experience a bubble risk. Hong Kong was beaten by a nose into second, with Sydney, Vancouver and San Francisco following close behind.\u00a0 His research shows that house prices in London have unreasonably spiralled ever higher, making it less feasible for a prospective buyer to purchase a <a class=\"wl-entity-page-link\" title=\"homes\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/home\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/home;http:\/\/rdf.freebase.com\/ns\/m.01l0mw;http:\/\/dbpedia.org\/resource\/Home\" >home<\/a> at a reasonable price. <\/span><span style=\"font-weight: 400;\">This, combined with most buyers depending on low interest rates, has caused a shift towards soaring <a class=\"wl-entity-page-link\" title=\"Renting\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/renting\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/renting;http:\/\/rdf.freebase.com\/ns\/m.01y857;http:\/\/dbpedia.org\/resource\/Renting\" >rents<\/a> and lack of available income to accommodate this change. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">London is viewed as vulnerable if rates are to rise, with the potential for more <a class=\"wl-entity-page-link\" title=\"lenders\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/loan\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/loan;http:\/\/rdf.freebase.com\/ns\/m.01dnzs;http:\/\/dbpedia.org\/resource\/Loan\" >loan<\/a> defaults and property repossessions. <a href=\"http:\/\/www.cnbc.com\/2015\/10\/29\/this-city-is-worlds-riskiest-for-property-bubble-ubs.html\">Holzhey also blames the increase of foreign investment as a cause for the property nightmare in the city<\/a>. As he summarises:\u00a0<\/span><\/p>\n<p style=\"padding-left: 30px;\"><i><span style=\"font-weight: 400;\">\u201cForeign demand and demand deriving from safe-haven seekers largely explain current <a class=\"wl-entity-page-link\" title=\"Valuation (finance)\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/valuation-finance\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/valuation_finance;http:\/\/rdf.freebase.com\/ns\/m.01yv7p;http:\/\/yago-knowledge.org\/resource\/Valuation_(finance);http:\/\/dbpedia.org\/resource\/Valuation_(finance)\" >valuations<\/a>. Global geopolitical risk and the high property valuations in Asian cities have helped to propel London house prices to new heights. Domestic buyers too have contributed to the appreciation\u201d.\u00a0<\/span><\/i><\/p>\n<p><span style=\"font-weight: 400;\">Quite simply, the combination of sustained domestic demand and an influx of foreign investment into the London property <a class=\"wl-entity-page-link\" title=\"Market (economics)\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/market-economics\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/market_economics;http:\/\/dbpedia.org\/resource\/Market_(economics)\" >market<\/a>, have helped to push up prices to record highs.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">From two differing perspectives, it\u2019s hard to decide whether or not London is entering a house price bubble, but the impending doom of this financial irregularity isn\u2019t exactly a new trend. Prophesying about property bubbles has been a favourite pastime of market commentators for years. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Back in April 2014, The New Statesman\u00a0<\/span><a href=\"http:\/\/www.newstatesman.com\/politics\/2014\/04\/five-signs-london-property-bubble-reaching-unsustainable-proportions\"><span style=\"font-weight: 400;\">reported<\/span><\/a><span style=\"font-weight: 400;\">\u00a0that &#8220;<\/span><i><span style=\"font-weight: 400;\">it\u2019s not difficult to see that London is facing a house price bubble. It\u2019s harder to say when it might pop&#8221;<\/span><\/i><span style=\"font-weight: 400;\">. Pretty frank and to the point it must be said. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Rewind a bit further back to October 2013 and Jon Henley of The Guardian asserted that the then\u00a0<\/span><a href=\"http:\/\/www.theguardian.com\/business\/2013\/oct\/14\/britain-housing-bubble-house-prices\"><span style=\"font-weight: 400;\">imminent bubble<\/span><\/a><span style=\"font-weight: 400;\">\u00a0would be the result of\u00a0<\/span><i><span style=\"font-weight: 400;\">\u201cchronic underbuilding\u201d<\/span><\/i><span style=\"font-weight: 400;\">\u00a0and \u201c<\/span><i><span style=\"font-weight: 400;\">low interest rates; reckless lending and borrowing that allow self-certified, 110% and interest free mortgages.\u201d<\/span><\/i><span style=\"font-weight: 400;\">\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">CNBC even reported as far back as 2012 that London&#8217;s housing market had become\u00a0<\/span><a href=\"http:\/\/www.cnbc.com\/id\/48296525\"><span style=\"font-weight: 400;\">&#8216;distorted and dysfunctional&#8217;<\/span><\/a><span style=\"font-weight: 400;\">\u00a0following research carried out by Future for London, an independent and not-for-profit policy network. Interestingly, they did pick up on the issue of foreign investment, which Holzhey also believes is a contributing factor. \u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Arguably, the prospect of a property bubble is very much a reality, but there are so many individual and interconnected factors that could push the market over the edge, that it becomes very difficult to establish exactly when and where a bubble may pop.\u00a0<\/span><\/p>\n<p><a href=\"https:\/\/www.thehouseshop.com\/\"><span style=\"font-weight: 400;\">Are you looking to purchase a new property?
