This is a worrying point for tenants who are already seeing their monthly rental costs increasing year on year.<\/p>\n<p>The chief executive of Orchard and Shipman, Shane Spiers, said that the government&#8217;s aim to thwart the buy to let sector may yet fail.<\/p>\n<h2>Property investors and landlords are passionate<\/h2>\n<p>He explained: \u201cMany property investors and landlords are passionate and committed and they will do what it takes to protect their interests.<\/p>\n<p>\u201cOur research also shows that most landlords are looking at how to recover the potential revenue drop.\u201d<\/p>\n<p>Mr Spiers added that he believed that the UK&#8217;s buy to let <a class=\"wl-entity-page-link\" title=\"Market (economics)\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/market-economics\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/market_economics;http:\/\/dbpedia.org\/resource\/Market_(economics)\" >market<\/a> will work to provide the desperately needed rented <a class=\"wl-entity-page-link\" title=\"Lodging\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/lodging\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/lodging;http:\/\/rdf.freebase.com\/ns\/m.01hjj_;http:\/\/dbpedia.org\/resource\/Lodging\" >accommodation<\/a> to help meet the growing demand from tenants.<\/p>\n<p>The survey comes hot on the heels of research conducted by the Residential Landlords&#8217; Association (RLA) which also revealed that 25% of buy to let landlords are planning to sell some, or all, of their properties.<\/p>\n<h2>Each buy to let landlord owns 2.5 homes<\/h2>\n<p>The RLA says that, on average, each buy to let landlord owns 2.5 <a class=\"wl-entity-page-link\" title=\"Home\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/home\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/home;http:\/\/rdf.freebase.com\/ns\/m.01l0mw;http:\/\/dbpedia.org\/resource\/Home\" >homes<\/a> which could see around half a million properties being put up for sale over the coming five years.<\/p>\n<p>The result of so many homes being put on the market will, according to an economist at Capital Economics, drag down <a class=\"wl-entity-page-link\" title=\"House price index\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/house-price-index\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/house_price_index;http:\/\/yago-knowledge.org\/resource\/House_price_index;http:\/\/rdf.freebase.com\/ns\/m.0gn3x3;http:\/\/dbpedia.org\/resource\/House_price_index\" >house prices<\/a>.<\/p>\n<p>Even if landlords drip feed their <a href=\"https:\/\/www.thehouseshop.com\/property-for-sale\" title=\"properties for sale\">properties for sale<\/a> onto the market that could mean an extra 10,000 properties coming up for sale every month which would push down asking prices.<\/p>\n<p>The RLA&#8217;s chairman, Alan Ward, said the government had changed the rules for landlords so they were paying <a class=\"wl-entity-page-link\"  href=\"https:\/\/www.thehouseshop.com\/property-blog\/tax\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/tax;http:\/\/rdf.freebase.com\/ns\/m.07g82;http:\/\/dbpedia.org\/resource\/Tax\" >tax<\/a> on their turnover and not on their profits.<\/p>\n<p>He warned: \u201cFor many landlords, the changes will scupper their business models so it&#8217;s no surprise that so many want to sell.\u201d<\/p>\n<h2>Rents will increase<\/h2>\n<p>Another survey, this time from the National Landlords&#8217; Association (NLA), has calculated that rents will increase by between \u00a329 and \u00a3113 every month.<\/p>\n<p>However, the biggest hike in rents will be seen by tenants in <a class=\"wl-entity-page-link\"  href=\"https:\/\/www.thehouseshop.com\/property-blog\/london\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/london;http:\/\/sws.geonames.org\/2643743\/;http:\/\/rdf.freebase.com\/ns\/m.04jpl;http:\/\/yago-knowledge.org\/resource\/London;http:\/\/dbpedia.org\/resource\/London\" >London<\/a>, says the NLA, where landlords will need to push up rents by 10% to cover the additional costs under the changes.<\/p>\n<p><strong><em>With the average rent in London currently
