When consumers are able to buy property at a higher price, the property price does not come down.<\/p>\n<h2>The supply of affordable property<\/h2>\n<p>\u201cThis is significant because it&#8217;s the opposite of what is generally expected. It&#8217;s important that future affordability programmes don&#8217;t focus only on the supply of <a class=\"wl-entity-page-link\" title=\"Affordable housing\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/affordable-housing\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/affordable_housing;http:\/\/rdf.freebase.com\/ns\/m.09jvc1;http:\/\/dbpedia.org\/resource\/Affordable_housing\" >affordable<\/a> property but also on housing finance supply.\u201d<\/p>\n<p>The university\u2019s researchers research looked at more than 1,700 mortgage holders to find its conclusion and the study underlines the findings from the Demographia International Housing Affordability <a class=\"wl-entity-page-link\" title=\"surveyor\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/surveying\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/surveying;http:\/\/rdf.freebase.com\/ns\/m.0gjm7;http:\/\/dbpedia.org\/resource\/Surveying\" >Survey<\/a> which gave property in the UK their &#8216;seriously unaffordable&#8217; rating; they say that the ratio across the UK for house price to income is 4.6 while in Greater <a class=\"wl-entity-page-link\"  href=\"https:\/\/www.thehouseshop.com\/property-blog\/london\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/london;http:\/\/sws.geonames.org\/2643743\/;http:\/\/rdf.freebase.com\/ns\/m.04jpl;http:\/\/yago-knowledge.org\/resource\/London;http:\/\/dbpedia.org\/resource\/London\" >London<\/a> it is 8.5.<\/p>\n<p>Dr Koblyakova pointed out: \u201cProperty prices go up faster than wages in the UK and it&#8217;s not possible to control house prices but politicians can motivate lenders to offer longer <a class=\"wl-entity-page-link\" title=\"Mortgage\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/mortgage-loan\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/mortgage_loan;http:\/\/rdf.freebase.com\/ns\/m.0273t5w;http:\/\/dbpedia.org\/resource\/Mortgage_loan\" >mortgages<\/a> to reduce the monthly mortgage payment size.\u201d<\/p>\n<p>According to the study, if mortgage lenders extended their mortgage length to 30 years it would make home-owning more affordable for people on average incomes.<\/p>\n<h2>More needs to be done to help home-buying affordability<\/h2>\n<p>The chief economist with the Council of Mortgage Lenders, Bob Pannell agrees that more needs to be done to help home-buying affordability within the UK&#8217;s property market rather than having to build more homes.<\/p>\n<p>He explained: \u201cWhile government policy may stimulate <a class=\"wl-entity-page-link\" title=\"Real estate economics\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/real-estate-economics\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/real_estate_economics;http:\/\/rdf.freebase.com\/ns\/m.04t2q1;http:\/\/dbpedia.org\/resource\/Real_estate_economics\" >housing market<\/a> activity, the focus on helping new construction seems to be an incomplete strategy for delivering a healthy and sustainable housing market.\u201d<\/p>\n<p>However, the National Housing Federation disagrees that new-build homes will lead to worse property affordability and a spokesman told one national newspaper: \u201cThe reason prices mainly keep going up is that we are not building enough new homes.<\/p>\n<p><strong><em>\u201cWe need to build 220,000 new homes every year to meet demand and last year we built just 143,000; we need to build tens of thousands more new homes every
