The bad news, however, is that unless you&#8217;re a homeowner, property developer or <a class=\"wl-entity-page-link\"  href=\"https:\/\/www.thehouseshop.com\/property-blog\/estate-agent\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/estate_agent;http:\/\/rdf.freebase.com\/ns\/m.02dzpr;http:\/\/dbpedia.org\/resource\/Estate_agent\" >estate agent<\/a>, you&#8217;re not likely to benefit from the project&#8230;better get on the property ladder, now.<\/strong><\/p>\n<p>To be launched in 2018, Crossrail is now not only an obsession for planners, engineers and architects, but is also being sold as a potential <a class=\"u-underline\" href=\"http:\/\/www.savills.co.uk\/research_articles\/186866\/187170-0\" data-link-name=\"in body link\">catalyst<\/a> for much-needed housing investment and regeneration. Will the capital\u2019s biggest infrastructure project, <a class=\"u-underline\" href=\"http:\/\/www.crossrail.co.uk\/about-us\/funding\" data-link-name=\"in body link\">funded mainly by the public purse<\/a>, help address its housing problems? The evidence suggests that, despite the praise, it may make them worse.<\/p>\n<p>London, according to a <a class=\"u-underline\" href=\"http:\/\/www.telegraph.co.uk\/finance\/property\/property-market\/12157946\/Generation-Rent-London-to-become-a-city-of-renters-by-2025.html\" data-link-name=\"in body link\">recent study by PricewaterhouseCoopers<\/a>, will be a majority-renting city (60%) by 2025. This majority is paying for Crossrail (recently unveiled as the Elizabeth Line) through their taxes and, soon, their fares. They will be rewarded with higher rents and <a class=\"wl-entity-page-link\" title=\"House price index\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/house-price-index\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/house_price_index;http:\/\/yago-knowledge.org\/resource\/House_price_index;http:\/\/rdf.freebase.com\/ns\/m.0gn3x3;http:\/\/dbpedia.org\/resource\/House_price_index\" >house prices<\/a>.<\/p>\n<p>Estate agents and property <a class=\"wl-entity-page-link\" title=\"Real estate development\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/real-estate-development\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/real_estate_development;http:\/\/rdf.freebase.com\/ns\/m.028sdw;http:\/\/dbpedia.org\/resource\/Real_estate_development\" >developers<\/a>, at least, are optimistic. \u201cCrossrail has already triggered <a class=\"wl-entity-page-link\" title=\"Land (economics)\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/land-economics\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/land_economics;http:\/\/rdf.freebase.com\/ns\/m.01238b;http:\/\/yago-knowledge.org\/resource\/Land_(economics);http:\/\/dbpedia.org\/resource\/Land_(economics)\" >land<\/a> purchases, development activity and price growth along its route but plenty of opportunities and gains still remain\u201d, says JLL <a class=\"wl-entity-page-link\" title=\"Residential area\" href=\"https:\/\/www.thehouseshop.com\/property-blog\/residential-area\/\" data-id=\"http:\/\/data.wordlift.io\/wl0502\/entity\/residential_area;http:\/\/rdf.freebase.com\/ns\/m.02nfxt;http:\/\/dbpedia.org\/resource\/Residential_area\" >Residential<\/a> in a<a class=\"u-underline\" href=\"http:\/\/residential.jll.co.uk\/~\/media\/Residential\/research\/pdfs\/jll-crossrail-station-summary-research-report-2015.ashx?la=en-GB\" data-link-name=\"in body link\">2015 report<\/a> (pdf). Highlighting Whitechapel and Woolwich as \u201cthe biggest winners from Crossrail\u201d with house price increases of over 50% between 2014 and 2020, the report also suggests \u201clonger-term, but more opportunistic, locations\u201d such as \u201cIlford, Forest Gate, Abbey Wood, Slough and Southall\u201d.<\/p>\n<p>Overall, JLL notes that although some Crossrail locations may not immediately appeal to certain developers, house prices will, on average, increase by 36% along the Elizabeth Line by 2020.
