She is fully insulated, double glazed and has oil fired central heating and a modern kitchen. There are plenty of 240v power and USB points, new fitted electric oven, gas hob, fridge, washing machine, shower and toilet. 240v and 12v Wiring and plumbing are all new. Telephone connection is available and there is free wifi.
There is ample storage space, well designed to maximise the boats dimensions. She has entrance steps, not the awkward traditional ladder, and they have draws and storage space built in. The large wheelhouse double as a conservatory. She has at least 6ft 4" headroom in most places.
Lydia has a 2013, excellent, survey valid for 7 years for insurance purposes. She will come with a new three year boat safety certificate.
The mooring is in The Docklands, Canary Wharf. A few minutes walk away from the 24hr Jubilee underground line, the DLR (Blackwall) and the new Canary Wharf Crossrail station, (opens 2018). There are a multitude of buses in all directions. If you use a car then there is on site parking for about £10 a week. The mooring is a secure gated community with staff present during the day and security during the night. The new facilities block has showers, toilets, laundry facilities and a communal meeting/BBQ/party area. There is a great community of all sorts of people from all walks of life, many who are happy to help out if you are new to living on a boat.
Or current running costs are about £8100 a year, this includes mooring, water rates, council tax, service charges, use of the laundry, WC pump out and free WiFi. Lydia has about 45% more space than the equivalent 54ft narrowboat yet costs the same in mooring fees as she is 9ft 7", just under the wide beam surcharge rate which is an additional 20% for those over 10ft. The mooring is owned by BWML and they require a additional payment of 5% of the purchase price from you to transfer the mooring and issue you a new contract. This gives you full residential rights if you require them or the mooring can be transferred with its leisure class 2 status which gives 24/7/365 use, is cheaper, but you require an address elsewhere that you are paying council tax at. You ARE allowed to sub-let your mooring, but not airbnb type lettings.
Although a very comfortable home, Lydia is capable of touring the canals and rivers. She has a reliable working engine, a Gardner 5LW, and a collapsible wheelhouse. There is a 12volt, 2.5kw pure sine wave inverter to produce 240v and ample 12v sockets and USB charging points. You can take your home through the canals of London or all along the Thames for a holiday.
Weve been up the Thames and along the Grand Union Canal.
Poplar Dock Marina has been our treasured base in London for 8 years but we are now retiring to the country, it will be sadly missed but time moves on. You will have many questions I am sure, come along for a viewing and a chat.
