An inventory lays out the condition of the property before the tenants move-in. An inventory can be extremely useful to help resolve deposit disputes.

Rent Protection Insurance

Managed viewing of your rental property, normally purchased in 30 minutes blocks. We also cater for Open House viewings in 60 minute blocks.

Property Inspections

A report will be produced for the landlord. Inspections are advised to keep on top of property maintenance and to report on the schedule of condition of the property.

Gas Safety Certificate (CP12)

By law, gas safety checks need to be carried out every year. We can arrange a qualified professional to carry out an inspection and produce your CP12 certificate.

Smoke and Carbon Monoxide Alarms

It is now law that landlords must install working Smoke alarms and Carbon monoxide alarms on each floor of the property.

Electrical Safety Inspection

Portable Appliance Test P.A.T - to comply with the Electrical safety regs 1994. We can arrange an electrical inspection condition report (EICR) for your property.

Legionella Risk Assessment

Risk Assessment of all accessible cold and HW facilities. It is a legal requirement to uphold for all landlords, whether you are renting out a property or just a room.

Energy Performance Certificates (EPC)

Valid for 10 years, an EPC checks that property complies with MEES legislation. EPC records the energy efficiency levels and CO2 emissions of a building.

Submission of Non-Resident landlord receipts to HMRC

To remit and balance the financial return to HMRC quarterly and respond to any specific query.
