      <content:encoded><![CDATA[We’ve got a cosy room going in our spacious house in Peckham, South London. You’ll be sharing with two friendly, easygoing professionals in a 3-bedroom home with plenty of space to relax.\r\n\r\nThe house is spread over two floors and has a big open-plan kitchen and living area, perfect for hanging out or winding down after work. It opens onto a large garden with a BBQ and a hot tub—definitely a highlight, especially in the winter months.\r\n\r\nThere’s one main bathroom, plus an additional separate toilet downstairs, so mornings are pretty manageable between three people.\r\n\r\nLocation-wise, we’re about a 12-minute walk from Peckham Rye station, and there’s a 24-hour bus stop right outside that gets you to Elephant &amp; Castle in under 15 minutes.\r\n\r\nThe room itself is on the smaller side, but it’s quiet and comfortable. It comes with a double bed (with storage underneath), a clothes rack, and we can look at adding extra bits if needed. There’s also a large attic if you need extra storage.\r\n\r\nYou’ll be living with Hannah and Marie—we’re both working professionals who enjoy a mix of the usual things: good food, a glass of wine, staying active, and having a nice, relaxed home environment.\r\n\r\nWe’re looking for someone friendly, respectful, and easy to live with. Rooms are for single person and not couples.. Rent does not include council tax, water, and energy bills. \r\n\r\nThere’s a bus stop outside the house that will take you to directly to Elephant &amp; Castle and London Bridge.
