Summary

Super-Awesome 1 bed flat for sale

Description

Firstly, Super-Awesome is entirely subjective....

Real title - Cosy, freshly decorated, one bedroom, first floor flat for sale in a quiet corner of very popular Aberdeen suburb.

Now....I'd be lying if I said it was a big place. In fact, it's fairly small. However, having spent the last 4 and a half years living in it, I can tell you that it's absolutely perfect for one young working non-gender specific entity and at a push, two who are willing to share a bed and aren't aspiring to collect a lot of junk - unlike myself, who has abused the storage capacity beyond reasonable doubt -You don't need boxes for things you lost 2 years ago, just get rid of them.

It does however benefit from being situated in a very nice and convenient location - almost right on the corner of Dubford Road and Scotstown Road, right next to the Moors and an entire forest to wander.

As well as the surrounds of vegetation and comfortable level of quietness there are a plethora of amenities around about.

Asda is about a 10 minute walk up the road aligned with alternatives to weekly shopping - a chipper, a Dominos and a Subway.

There's also a couple of gyms nearby if you're that way inclined, shops, a bus stop 2 minutes up the hill and most importantly, a pub within easy walking distance which is further supported by a Maccy D's just round the corner or the aforementioned Dominos for the morni.....afternoon the next day.

It comes with all of the light fittings, carpets/flooring, blinds/curtains, fridge, freezer, brand new washing machine, not brand new cooker, doors, walls, ceiling etc...

Most of the furniture is negotiable in the sale, however I really like my chest of drawers so I'm keeping that.

Windows/Kitchen/Bathroom were all fitted within a few months prior to me moving in by the previous owner and they seem alright. I've never felt a draft or had a leak so... kudos.

Drying green out back with a small coal bin accompanied by plenty rabbits and other wildlife.

The serious advert can be found on ASPC/Aberdein Considine's webpages - I'd post a link but that costs 5.99 and Gumtree are already taking a tenner so you'll just have to use google.

Quick Spec -

Hallway 2.46m x 0.84m (8'1" x 2'9") - Storage cupboard in here. Decent size for shoes, hoover and a heap of other stuff (I can prove it)

Lounge/Kitchen 5.61m x 3.02m (18'5" x 9'11")

Bedroom 3.25m x 2.6m (10'8" x 8'6") - with built in wardrobe

Shower Room 1.7m x 1.22m (5'7" x 4') - admittedly does not host more than one person at a time with ease but couples who brush teeth together, stay together.

If you've any serious queries about viewing the property or the like, please get in touch on the promise that you will not provide me with false hope.

Thanks for taking/wasting the time to read my advert

Kindest regards,

Fraser
