If you are thinking of selling your home, then there are some things you can do to make it more appealing. Generating interest is likely to result in a higher selling price, so it’s worth your while spending a bit of time making some changes to your home before putting it on the market. It’s not essential of course, but it may make financial sense to do so. Here are 4 ways to increase marketability and generate more interest.

Maximise your kerb appeal

The first thing most people do when they see a new house advertised is a drive-by. They want to get a good idea of the local area and amenities and make sure the online photos portray what the house looks like as many don’t give a true reflection. Ensuring that the frontage of your home looks great is essential as it will, more than likely, increase your viewing figures.

The first thing to do is sort out your front lawn area. Make sure that your grass is cut, garden areas are weeded and any dead plants removed. Hedges and trees should be trimmed and cut back where necessary, and fences should be painted or stained if they are looking a bit worse for wear. If your front entrance door needs a lick of paint, then do that too. First impressions count, so make sure yours creates a good one.

Home security

Whilst this is not likely to be a deal-breaker, home security is very important to many buyers. If you have outdoor security lighting or a doorbell with an integrated camera, it might sway them towards your home over a similar one that doesn’t have any security at all. We all want to protect our families, and so, this may provide some added appeal.

Make rooms feel spacious and airy

It’s really important to keep your home clutter-free when potential buyers are viewing. If your rooms or cupboards are bursting at the seams, buyers will get the impression that the home is too small and may think that it isn’t adequately sized for their family. If you have too much furniture, put some of it in storage until your property sells. You want to create a feeling of space, and you won’t achieve that if your rooms look cramped. 

Create a homely atmosphere

It’s suggested that a buyer knows within a few minutes if a home is right for them. That’s why its crucial to create a homely atmosphere throughout. If you are selling during colder seasons, make sure your house is quite warm when viewings are taking place. If you have open fires or wood burners, put them on. They will make your home feel cosy and inviting. Plants, fresh flowers, and family photos are great accessories to add throughout your home. During warmer months, have patio doors open to make your home feel fresh, light, and airy. It will also provide an immediate glimpse of your beautiful garden.
